     I just want to ask about a land we purchased somewhere in pampanga,(agricultural land) we only paid in half but its late for us to know that the land has no title yet,the owner has only certificate of land transfer awarded to them by our former president Ferdinand Marcos.Our problem is that when we obtain a copy of certificate it says that " the land cannot be sold or in any manner transferred except by hereditary or to the government. is there a remedy or anything we can do so we can have a title for the lot? is the purchase is valid?
