I need assistance. I had purchased a property about 2 yrs ago and had it under my mothers name. I’m just wondering if there’s an economical way to have it transfered under my name. I’m currenty living out of the country and would like to have this property renovated once it’s under my name. Any suggestions or recommendations is greatly appreciated. Thank you…

Hello! Good Day!

I just want to ask about a land we purchased somewhere in pampanga,(agricultural land) we only paid in half but its late for us to know that the land has no title yet,the owner has only certificate of land transfer awarded to them by our former president Ferdinand Marcos.Our problem is that when we obtain a copy of certificate it says that ” the land cannot be sold or in any manner transferred except by hereditary or to the government. is there a remedy or anything we can do so we can have a title for the lot? is the purchase is valid?

thank you for posting a very interesting topic, my other concern however deals with the things that needs to be done in constructing an apartment … me and my brother in law is planning to build a 30 unit apartment here in mandaue, cebu … honestly speaking, i dont know anything yet about the basics of real estate … its a lot we acquired by my parents and until now it is now yet divided by my two other siblings… thanks very much

hi i would like to ask what if the seller of property is not yet the registered owned? he or she brought the property by terms so the tct is not yet transfered to his/hes name yet but he/she wants to sell it to other person?they have a deed of sale with payment is on terms. say 24 years to pay.
